Banderas Bay real estate is some of the most prized in all of Mexico. It encompasses one of the largest bays in the Americas, and its shoreline entails two states; Jalisco, home to Puerto Vallarta, and Nayarit, home to many smaller towns such as Bucerias, La Cruz, Sayulita and San Pancho, as well as mega developments such as Marina Vallarta, Nuevo Vallarta and Punta Mita.

Puerto Vallarta
Central Vallarta consists of very popular downtown regions of Vallarta South (Emiliano Zapata, or Zona Romantica), Vallarta North (Plaza & Malecon), the hillside communities of Amapas and Conchas Chinas, and Vallarta East, situated behind the downtown area.

Vallarta South Shore
Vallart'a mountainous South Shore is south of downtown Vallarta beginning after Conchas Chinas with popular Garza Blanca and Playas Gemelas, secondary area of Mismaloya and Boca de Tomatlan, and in the mountains further south, El Tuito.

Vallarta North lies between the airport and downtown Vallarta. It consists of the popular Hotel Zone and Marina Vallarta that are situated along the coast, and with Rio Pitillal South and Rio Pitillal North situated behind on the other side of the highway.

Puerto Vallarta

Valle Jalisco consists of the neighborhoods around the airport, which there is little to no tourism real estate and is mostly commercial properties. They are Aeropuerto, Las Juntas, Ixtapa and Las Palmas.

Valle Nayarit
Valle Nayarit lies along the center shoreline of the bay on its longest beach, and consists of the popular neighborhoods of Nuevo Vallarta and Flamingos, with secondary markets of Jarretaderas, and Valle de Banderas behind.

North Shore
The North Shore of Banderas Bay includes the popular communities of Bucerias and La Cruz de Huanacaxtle, a long, less populated coastline known as Costa Banderas, which comes to a point at Punta de Mita.
Sub Regions
Costa Nayarit
Costa Nayarit begins after Punta de Mita and is outside of Banderas Bay. It consists of Litibu, a government-initiated development, and the two popular communities of Sayulita and San Pancho, and less the beach towns of Lo de Marcos, Guayabitos, Matanchen Bay, Chacala and Costa Tortugas.
Costalegre
Costalegre stretches from the most southern point of Banderas Bay to the state of Colima. It encompasses the regions of Cabo Corientes, Costa Majahuas, Chamela, Costa Careyes, Tenacatita and Barra de Navidad.
Sierra Madre
Sierra Madre encompasses the regions up and behind Puerto Vallarta in the mountains. It consists of the three small communities of Talpa, San Sebastian, and Mascota.
